The property is a recently renovated 19^th Century cottage. The property occupies an elevated position overlooking a charming street of similar stone cottages which form part of the beautiful village of Nunnington.

The cottage is set in a large south facing plot of land consisting of a large lawned area with borders and patio, a paddock and stable block. There is parking for several cars on the property, accessed by a gravel driveway to the side. The rear of the property looks onto a farmer’s field where sheep, lambs and cows graze.

Ryecroft cottage is finished to a very high standard, with the emphasis on comfort and relaxation. The ground floor consists of a 28’ kitchen/family room. This room runs from the front to the back of the cottage, has a door that opens onto the garden and gets sunlight all day long. The kitchen is fully equipped with all modern appliances including dishwasher, microwave, oven and large fridge with freezer compartment. There is also a utility room off the family room with washing machine, sink, and plenty of room for boots, shoes and out-door clothes. This area also incorporates a toilet and hand basin.

Also downstairs is a very comfy separate lounge with television, DVD library and a wood burning stove. This is that perfect place to curl up with a book or watch television. This room also has French doors on the rear patio and garden.

The first floor consists of three very comfortable bedrooms. The largest room has a shower, hand basin and a king size zip and link bed, facilitating a double or two single beds.

The second bedroom has a double bed and the third has bunk beds. All rooms have quality new mattresses and are tastefully furnished. The family bathroom has a shower and bath.

The property has just had a complete renovation which has included a full re-wire, all new oil fired boiler and radiators, new sanitary ware, flooring, double glazed wooden windows and doors and all new beds and mattresses.

In the paddock there is a large football net and a range of other racquet sports equipment is provided. There is ample room to store and lock cycles and motorbikes and for those guests who would like to bring their own horse the stables are available.
